During the conditional use permit process, the Zoning Administrator may add conditions to ensure compatibility with the neighborhood. These may include:

• The permit is non-transferable to another person, location, type of food sales, distribution activity or time period of activity.
• Only immediate family members and residents of the dwelling, plus one full-time equivalent outside employee, are allowed to participate in the operation.
• All required parking spaces shall remain available for the purpose of parking vehicles.
• Building additions and modifications shown in the attached business plan and the site and floor plan are allowed subject to all other applicable codes and permits.
• The operation shall be limited to the areas designated on the site and floor plan.
• Goods to be stored, displayed, and sold on the premises shall be contained within the areas designated in the business plan and the site and floor plan.
• There shall be no outdoor storage of goods or materials visible from off-site.
• No commercial vehicles bearing advertising or other business identification shall be visible from the public right-of-way. No more than one commercial vehicle associated with the operation shall be parked on or near the site.
• Customer and employee access to the operation shall occur only in the areas designated on the site and floor plan.
• Customer and delivery parking shall not occur by double-parking or blocking of neighboring driveways.
• Customer visits and deliveries shall be limited to between the hours of 8:00 a.m. and 6:00 p.m.
• Customer visits shall be limited to no more than 4 persons at any given time, or 20 persons in any given 24-hour period.
• There shall be no on-site consumption of products other than small samples.
• One nameplate sign measuring no more than 2 square feet may be placed on the premises attached to the main building near the business entrance, indicating the property address, name of the business, hours of operation, contact information, and goods provided.

• Try to minimize impacts from employee and customer visits, deliveries, storage, and parking. Remember, your operation is intended to be secondary to a residential use.
• You may want to meet with neighboring property owners to discuss your business before you apply.
• Early in the process meet with outside agencies including the County Health Department and Fire Department to make sure your operation will be feasible and safe. Often they can answer questions or provide information that will reduce the time it takes to review your project.

Please include the following information with your conditional use permit application:

• Completed application, including a signed Statement of Understanding acknowledging the City's billing structure.
• Required fees and deposits.
• A letter describing the proposed project in detail and giving reasons why the application should be granted.
• A business plan including:
  • Description of the nature of the business
  • Hours and days of operation
  • Number of employees
  • List any security measures including security personnel or security cameras
  • How many tables and chairs
  • If alcohol is served list the type of alcohol license
• A site plan and floor plan. Plans must be clear, dimensioned and scaled as necessary, but data may be combined when feasible. Plans should show the following:
  • Legend including scale (1" = _ ') and north arrow
  • Vicinity map indicating nearby cross streets in relation to site (need not be to scale)
  • Exterior boundary lines of the property indicating easements, dimensions and lot size
  • All adjacent streets or public rights-of-way
  • Location, elevations, size, height, dimensions, and proposed use of all buildings and structures (including walls, fences, signs, lighting and hooding devices) existing and those intended to remain on the site
  • Distances between all structures and between all property lines or easements and structures
  • Any nearby buildings relevant to this application
  • All existing trees on the site with a notation as to those that are to be retained and those that are to be removed
  • Any existing significant natural features
  • Location, number of spaces, and dimensions of off-street parking spaces, loading areas, and maneuvering areas
  • Pedestrian, vehicular, and service points of ingress and egress, driveway widths, and distances between driveways
  • Signs (identification)
    
    Optional: Provide site photographs showing topography, vegetation and landscaping, existing and adjacent structures.
•  Other information may be required by the Zoning Administrator for approval or for environmental review of the application.
