Density Bonus

The Density Bonus Ordinance provides incentives for housing developers to build additional affordable units. If developers agree to provide a specified percentage of affordable units, they may exceed the maximum number of units that would otherwise be allowed. This helps reduce the cost per housing unit. As part of the density bonus, developers may be eligible for additional concessions such as:

  • Reduced building setbacks
  • Increased building height
  • Reduced parking spaces
  • Expedited permit processing    

Density bonus ordinance updates 

On July 19, 2024, Walnut Creek's updated Density Bonus Ordinance took effect, with revisions to simplify the ordinance and achieve full conformance with state density bonus law.

  1. Complete the supplement Density Bonus Application

  2. Email the supplement Density Bonus Application with your Planning Application: Housing@walnutcreekca.gov

  3. A Housing staff member will confirm receipt of your application by email and work with your City Planner to determine next steps.
