Project Description
The project proposes to develop the 0.97 net-acre property with a six-story, mixed-use building consisting of 135 residential units and approximately 10,000 square feet of commercial space on the ground floor at 1910 North Main Street, the current location of the Fuddruckers restaurant. The project reserves 11 of the 135 apartments for Very Low Income households thereby qualifying the project for a density bonus through State Density Bonus law. Pursuant to State law, not only may the developer exceed the maximum density of 100 units prescribed by the City’s Zoning Ordinance, but may also pursue concessions and waivers from local development standards and regulations. The six-story, 135-unit project described above includes waivers from local height, setback, Floor-Area-Ratio (building massing), and other development requirements that would otherwise apply to the project. The project remains subject to the requirements of the City’s building and safety regulations.
