Project Description
The applicant, RCD, is proposing to demolish all structures associated with the former gas station and construct a new 5-story, mixed-use residential building containing 96, 100% affordable residential units and approximately 2,622 square feet of ground floor commercial area. 41 onsite parking spaces are provided in an enclosed garage located behind the commercial space with access off Civic Drive. The residential units are organized around a shared, 8,500 square foot courtyard space above the garage level. The applicant also requests State Density Bonus concessions and waivers of development standards for building height, loading, building setbacks, and several objective design standards.
Entitlements Requested
Ministerial Design Review. The project qualifies for streamlined, ministerial review under Senate Bill 35 (SB 35). The City is currently reviewing the project for conformance with all objective planning and design standards, and must make a final determination on the project by March 18, 2021. There will be no public hearings associated with this project. The City is required to approve the project if it meets all objective standards.
