Development Engineering is responsible for plan review, map checking, and inspection of all private site development (residential, commercial, and industrial) that occur within the City of Walnut Creek.
Subdivisions |

Division of land into two or more lots for sale, lease, or financing is regulated by the City's Municipal Code and the State Subdivision Map Act. The Subdivision brochure explains the process.
Lot Line Adjustments and Mergers |
---|
A lot line adjustment is the relocation of an existing property line between two or more parcels without creating any additional parcels. A lot merger is the joining of two or more contiguous parcels under the same ownership into one resulting parcel. Both lot line adjustments and mergers are regulated by the City's Municipal Code and the State Subdivision Map Act.
Site Development Permit |

Site development permit is required for grading, retaining walls over 3 feet in height, drainage course alteration, commercial parking lot and any landscaping as required by the Design Review Commission.
Encroachment Permit |

An Encroachment Permit is required for any work performed in the public right of way.
Stormwater Treatment |
---|
Stormwater treatment is required on new development projects that create or replace 5,000 square feet or more of impervious surface.
Floodplain Administrator |
---|
The Development Engineering Division acts as the floodplain administrator for all projects located in FEMA-mapped flood zones in Walnut Creek.
